CDMX broke tourism records in 2025 and 2026 — but most housing is still built for 12-month residents or nightly Airbnb guests. Offer furnished 1–6 month stays and fill a year with a few tenants, not dozens of turnovers. Simple move-in: ID, first month's rent, and deposit.

How we work with you

You set the rent. We don't take your commission.

Your job is to get a great furnished property on the platform. We bring international tenants, handle inquiries in English, and coordinate the rental process with the service standards they expect abroad.

2025 brought 15.6 million visitors to CDMX — a million more than 2024. Early 2026 data shows international arrivals to Mexico still climbing. CDMX welcomed 15.6 million visitors in 2025 and saw another surge around the 2026 World Cup — yet most landlords still choose between two broken options: a 12-month resident lease foreigners can't sign, or Airbnb's nightly churn and fees.

  • Other walkable, well-located areas evaluated case by case — we generally don't list in Doctores
  • 50m² minimum for studios, 65m²+ for 1BR+
  • Good natural light and ventilation

  • A/C and washer preferred — not required

Common questions from landlords

Do you charge commission or increase my rent?

No. Individual owners set their own rent and keep 100% of the monthly payment. We do not mark up your price or take a commission on landlord income. Tenants pay a separate Nomad Pads service fee. Property management companies work under a separate partnership fee billed to Nomad Pads — not added to rent.

Do I need to speak English with tenants?

No. Nomad Pads handles tenant inquiries and coordination in English with the customer service standards international renters expect. You focus on your property; we manage the tenant communication side.

What do tenants need to move in?

Valid ID (passport or government ID), first month's rent, and a one-month refundable deposit. No fiador, no póliza, no Mexican bank account required.

How long are typical stays?

30-day minimum, usually 1–6 months. Extensions may be available depending on your property and the tenant.

How does listing work?

Create an owner account, add your property, set your price and availability dates, and publish. When a tenant inquires, we connect you both and facilitate the lease.

Why not just use Airbnb?

Airbnb charges 15–20%+ platform fees, expects constant turnover, and averages ~45% occupancy in CDMX — half your nights empty. Medium-term tenants pay one monthly rate with no per-stay cleaning. Two to four tenants can fill a year; Airbnb needs 50+ guest turnovers for the same calendar.

What neighborhoods do you cover?

We focus on safe, walkable central neighborhoods — Roma Norte & Sur, La Condesa, Polanco, Juárez, San Rafael, Centro Histórico, Narvarte, and similar. We generally don't list in Doctores. Other CDMX areas are evaluated case by case.
