What Nomad Pads is and how the model works.
Nomad Pads connects digital nomads and expats with furnished medium-term rentals in Mexico City. We offer move-in-ready apartments—primarily in Roma Norte, La Condesa, and Polanco—on 1–6 month terms with the option to extend. We screen tenants using international credit and income verification — no fiador or póliza required.
We offer 1–6 month initial terms, with the option to extend when you want to stay longer. Exact length is confirmed in your lease before you sign. This fills the gap between short-term tourist rentals and traditional 12-month local leases.
Currently Roma Norte, La Condesa, and Polanco. Properties in nearby areas such as Juárez, Narvarte, or Santa Fe may be evaluated case-by-case for owners.
Screening, visas, payments, deposits, and lease length.
Yes. Tourist visa holders are welcome. CDMX does not require residency to rent. Our screening uses US or international financial credentials, not Mexican immigration status. Many tenants are on 180-day tourist visas. Always follow Mexican immigration rules for your stay; we are not an immigration advisor.
We accept credit reports from major markets including Canada, the UK, Germany, Australia, and most EU countries. If you have limited credit history, we put more weight on income verification and rental references.
Your monthly income must be at least 3× the monthly rent. For a $2,100/mo apartment, we need to see at least $6,300/mo in verifiable income.
Acceptable documentation includes recent pay stubs or an employment letter, the last 3 months of bank statements, freelance contracts, or a letter from your employer.
No. Nomad Pads does not require a Mexican fiador (guarantor) or an arrendamiento póliza. We screen using identity, international credit, income, and references instead.
One month's rent, refundable after a property inspection at lease end. Returned in full within 10 business days if the property is in the condition received.
We accept USD or MXN via international bank wire, Wise, Revolut, or Mexican SPEI. Rent is due on the same date each month.
Most leases run 1–6 months initially, with the option to extend. Notice and any early-exit terms are spelled out in your contract—if your plans change, we discuss options case by case.
Yes. You receive a formal bilingual contrato de arrendamiento with the property owner. Nomad Pads facilitates screening and the rental process; your lease is a standard Mexican rental contract.
All apartments include high-speed internet, electricity, water, and gas in the monthly rent. No hidden utility bills. Cleaning is available at additional cost on request.
Yes. After your initial 1–6 month term, you can extend with 15 days notice before the current term ends. Same rate unless market conditions require an adjustment, communicated 30 days in advance.
Listing, furnishing, neighborhoods, and tenant screening.
Join the landlord waitlist or submit a property inquiry through our site. We review your furnished unit, confirm it meets our standards, and list it on the platform. When a screened tenant applies, we connect you and facilitate the lease process.
You set your price. We help you understand market rates for furnished medium-term rentals in Roma, Condesa, and Polanco so you can price competitively.
Joint inspection at move-out. The apartment is returned in agreed condition per your lease. Security deposit terms are between you and your tenant.
Yes. You sign the lease with your tenant. Nomad Pads handles screening and coordinates the rental process, but the relationship is between you and the renter.
Standard security deposits apply per your lease agreement. We recommend one month's rent as deposit, with inspection at move-out.
Owners furnish units. Nomad Pads does not outfit properties on behalf of owners. We look for well-maintained, move-in-ready furnished homes with working plumbing, electrical, and ideally A/C.
